How Andrew Granger & Co's planning team helped a client to maximise the potential of outbuildings and land surrounding their existing home

During 2020 Andrew Granger & Co’s planning and development team worked on behalf of a client in Gaddesby, Leicestershire to help to maximise the potential of outbuildings and land surrounding their existing home as an investment, whilst still retaining a sense of their own space and protecting the existing value of their assets.

An initial appraisal of Pine House, the existing uses on site and how potential site development might impact the values was carried out by the team with the assistance of the Market Harborough office property sales department - taking into consideration the existing large property with substantial gardens, stable block, swimming pool and two rental properties.

Following the site visit, communication with the client and Melton Borough Council it was agreed that proposals for three new dwellings and the conversion of an existing building into a dwelling were appropriate and two separate planning applications were submitted.

The first, an outline planning permission for the erection of two detached dwellings (plots 1 and 2) and the second, a full planning permission for conversion/extension of existing stable block and erection of a single detached dwelling (plots 3 and 4) were submitted.

Ltd, who lead the project explains: “We help a lot of clients to get the most from their property and land by working carefully to strike the balance of safeguarding their financial future but not at the detriment of their existing home.

“The land and stable block surrounding Pine House leant itself well to comfortably incorporate these new properties and the proposal complied with the adopted Melton Local Plan.

“This was a great project to be a part of and to help our clients achieve what they hoped would be possible.”

The overall process was a smooth one whilst Andrew Granger & Co planning and development team worked closely with architects RG&P and ecology consultants Brindle & Green.

The project did however involve additional work on ecology matters, including bat surveys. With the assistance of Brindle & Green these issues were overcome, and the two planning consents were issued by Melton Borough Council.

Talking about the process the clients, said: “Developing our two-acre property was quite complex. Stephen Mair, with a combination of imagination, incisive decision making and charm, made the whole process of obtaining planning permission far less stressful than we had expected.

“He came out with an overall plan which was excellent, and it was enormously reassuring to have contact with the same person throughout.”
