Why sell at auction?

Traditional property sales can take time and there's always a risk of a transaction falling through. Current SBK Auctions figures show that a traditional private treaty sale can take around 156 days to complete, with around 30% of sales falling through. Selling at auction follows a similar process but is faster, more transparent, and far more secure.

Security

Once the reserve is met and the hammer falls, the sale is legally binding, reducing the risk of a fall through and removing the risk of gazumping or late renegotiation.

Speed

Contracts are exchanged when the hammer falls, with completion taking place much faster. You choose the completion date, giving you greater control and certainty over the timescales.

Transparency

Buyers can see the bidding as it happens, while sellers have the reassurance that the market is determining the price. There is also an opportunity to review the legal pack and key information about the property and its condition before the auction.

Why buy at auction?

Auction isn't just for experienced investors. First-time buyers, homeowners and property investors can all buy at auction, provided they're ready to proceed. It's becoming an increasingly popular choice due to the speed and certainty of an auction transaction in comparison to other methods of sale or purchase.

There are three main benefits to buying land or property through auction:

  1. Security: Once the auction finishes and you’re the successful buyer, there isn’t any risk of being gazumped, a chain collapsing or the seller changing their mind.

  2. Speed: At the end of the auction, at the fall of the gavel, contracts are exchanged between the highest bidder and the seller. Completion normally takes place 20 working days after the sale, so you’ll get your keys in no time at all.

  3. Transparency: You can see who else is bidding! Unlike ‘best and final offers’, all bids are in the open and transparency can be assured throughout the auction.
